Every visit starts with

Whole-system duct and dryer vent check with before-and-after photos - you see exactly what came out of your vents

Worth knowing

That "$99 whole-house special" is a bait ad - the real number appears once they are in your hallway, or the "clean" is a shop-vac at the register. We photograph the inside of your ducts before and after instead.

Aprilaire Coil Cleaning: The Sugar Land Owner’s Guide

Most Aprilaire evaporator coil cleaning jobs we handle in Sugar Land run between $280 and $520 for a full system service, depending on whether the coil is accessible from the plenum or requires panel removal in a tight attic. We stock the full Aprilaire-compatible chemical set and agitation tools on every truck, and we can usually schedule within 48 hours. Homeowners typically figure out something’s wrong when their upstairs rooms won’t cool below 78 degrees in July despite the compressor running nonstop, or they notice a sweet, musty smell right at the register that bleach wipes won’t touch.

Which Aprilaire Models This Applies To

Aprilaire builds two distinct coil geometries that matter for cleaning access: the horizontal A-coil series used in their 1800 and 2000 whole-house dehumidifier add-ons, and the slab-style evaporator coils paired with their 600, 700, and 800 humidifier lines. The A-coils have a 17.5-inch or 21-inch width depending on the tonnage match, and the cabinet label sits on the upstream face, not the side. Slab coils run 14×20 or 16×25 for the common residential sizes.

We see a lot of the 1830 and 1850 dehumidifier coils in First Colony and Telfair homes built 2015 to 2020, where the original installer tucked the unit into a garage closet or attic knee wall. The access panel on those units is stamped steel with a foam gasket that tears after the first removal, so we carry replacement gaskets from Guardsman on the truck. If your label’s worn off, measure the cabinet width at the base and count the rows: three-row is the 1830, four-row is the 1850.

For the humidifier lines, the 600M and 700M series use a separate small evaporator pad that sits downstream of the furnace heat exchanger. Those pads are replaceable by the homeowner and we don’t charge for pad-only swaps if we’re already on site for a full coil cleaning. The main evaporator coil that actually needs chemical cleaning is the one inside your central air handler, not the humidifier component. We’re an independent service provider, not affiliated with Aprilaire, and we source both OEM-spec foaming cleaners and the equivalent Abatement Technologies line depending on what the coil condition calls for.

Signs Your Aprilaire Coil Cleaning Is Failing

Signs Your Aprilaire Coil Cleaning Is Failing
  • Uneven cooling between floors. The upstairs master bedroom hits 76 while the downstairs holds 72. What we’re usually finding in Sugar Land is a coil so clogged with dust cake and Gulf Coast pollen that airflow drops by 30% before it ever reaches the second-floor duct run. The compressor keeps running because the thermostat never satisfies, but the delivered air volume isn’t enough to overcome the heat gain through the roof deck.
  • Ice formation on the refrigerant lines. You’ll see frost on the copper suction line where it exits the air handler, sometimes thick enough to look like a snow cone by morning. That means the coil surface temperature has dropped below freezing because the insulating layer of debris is choking heat transfer. Left alone, the ice works back to the compressor and starts a much more expensive conversation.
  • Musty or sweet odor at the registers. Not the sharp smell of ozone or burnt dust, but something closer to wet cardboard left in a garage. That’s microbial growth on the coil fins and the drain pan, fed by Sugar Land’s 75%+ summer humidity and the organic film that collects on an uncleaned coil. The 1830 dehumidifier coils are especially prone because they’re sized to run long cycles.
  • Water staining below the air handler. The primary drain line backs up because algae and sludge from the dirty coil have migrated into the trap. In slab-on-grade homes near the Brazos River floodplain, we’ve seen that backup find the lowest point in the garage ceiling drywall. The stain is the symptom; the coil biology is the cause.
  • System short-cycling on the hottest days. The compressor trips on high head pressure because the condenser can’t reject enough heat, and the root cause is often a dirty evaporator coil restricting airflow so severely that the refrigerant isn’t picking up enough load to cycle normally. The system runs for four minutes, shuts off for three, and your electric bill climbs while the house never cools.

Replacement Cost & What’s Included

Service Level Price Range What’s Included
Standard coil cleaning, accessible A-coil $280 - $380 Biodegradable foaming cleaner, fin comb straightening, drain pan treatment, before/after photo record
Restricted-access coil, attic or closet $380 - $480 Panel removal/reseal, HEPA containment, full photo documentation, 365-Day Done Right Promise
Heavily contaminated coil, microbial treatment $420 - $520 Abatement Technologies antimicrobial application, extended dwell time, post-treatment verification photo

What drives the range is access time and contamination depth. A coil in a garage closet with a removable front panel takes 45 minutes. The same coil in a Sugar Land attic with a 140-degree summer ambient and a nailed-shut access panel takes two hours before we ever touch the fins. We quote the full price in writing before work starts, Haven Standard Clause 1, and that price includes the photo record delivered to your phone before we pack up. No per-vent add-ons, no “oh, we found mold” upsells. The 365-Day Done Right Promise means if the odor returns or the ice forms again, we come back and figure out why.

DIY or Call Us?

There’s a safe middle ground and a hard stop. Homeowners can change the humidifier pad on a 600M or 700M, vacuum the return grille, and pour a cup of white vinegar down the condensate drain line to keep it clear. Those tasks don’t involve refrigerant, high voltage, or the structural integrity of the coil fins.

What we don’t recommend: buying foaming cleaner at the hardware store and spraying it into a live air handler. The blower will pull that chemical through the motor bearings, and the rinse water has nowhere to go except your drywall or the furnace control board. We’ve documented three Sugar Land jobs this year where the homeowner’s DIY attempt corroded the circuit board traces or warped the drain pan. The coil fins themselves are aluminum, 14 to 16 fins per inch, and they fold over if you look at them wrong. Once they’re flattened, airflow is permanently reduced and the coil needs replacement, not cleaning.

We carry the full Aprilaire-compatible chemical set, the low-pressure rinse equipment, and the fin combs sized for their coil geometry. Call (346) 421-3357 and we’ll put a written number next to your model number before we schedule.
